What areas of Westmoreland County are eligible for the USDA Mortgage Program?

The main area of Westmoreland County that is not geographically eligible for the USDA Rural Development Mortgage Program is the corridor of towns between Route 130 and Route 30 that starts at the Allegheny County border in Trafford and runs east through Irwin and Jeannette and ending in Greensburg. Outside of Greensburg and South Greensburg, the area quickly opens up as USDA eligible. The stretch of Allegheny River cities including Lower Burrell, Arnold, and New Kensington on the Route 28 corridor is the only other area in all of Westmoreland County that is considered too densely populated and thus ineligible.

In an update to previous editions of the USDA Eligibility Map, the USDA now has Murrysville included as geographically eligible for the No Down Payment USDA Mortgage Program. On the western side of Westmoreland County, if you live even a short distance from Route 130 or Route 30, you are most likely in a USDA Eligible Area. Wide swaths of the eastern, northern, and southern regions of Westmoreland County are eligible for the No Down Payment USDA Mortgage Program.

Some of the larger towns in Westmoreland County that are eligible for a USDA Loan include Murrysville, Latrobe, Monessen, Mount Pleasant, Loyalhanna, Delmont, Ligonier, and Scottdale.

Deductions to reduce your USDA Household Income Calculation

 
  • $480 for each minor child living in the household

  • $480 for any student living in the household who is not on the mortgage application

  • $400 for each disabled household member who is not on the mortgage application

  • Documented Child Care Expenses for household members under the age of 13

  • Documented Medical/Disability Expenses for household members age 62 or older (this deduction is allowable if the expense exceeds 3% of the household income)
