What areas of Washington County are eligible for a USDA Loan?

The Mon Valley towns along Route 88 and the Monongahela River are geographically eligible for the No Down Payment USDA Mortgage Program. The Washington County towns of California, Charleroi, Donora, Monongahela, New Eagle are eligible for a USDA Loan.

Some other larger towns in Washington County, Pennsylvania that are eligible for a USDA Loan include Claysville, Centerville, Wolfdale, Gastonville, McGovern, Muse, Bentleyville, and Burgettstown.

What areas of Washington County are not eligible for the USDA Mortgage Program?

The two areas of Washington County that have been zoned as Ineligible for the USDA Rural Development Mortgage Program include the city of Washington and sections of the area around Interstate 79 from Canonsburg up to the Allegheny County border. North of Southpointe all areas west of I-79 become USDA Eligible, including most of Cecil Township. The section of Peters Township that is east of I-79 and borders Allegheny County is zoned ineligible. However, there are areas of Peters Township that are eligible for a USDA Loan. The sections of Peters Township around Waterdam Road, Thomas Road, and Venetia Road that is located in a USDA Eligible area . The parts of North Strabane Township that border Route 19 are ineligible, however, the areas of North Strabane east of 19 and south of Waterdam Road do open up as eligible for a USDA Loan. Next to Peters Township, Finleyville and the rest of Union Township is completely eligible for a USDA Rural Development Loan. On I-79 between Washington and Canonsburg, the area that includes South Strabane Township and Chartiers Township is mostly eligible for USDA Loan.

The rule of thumb for Washington County USDA Loan Eligibility is essentially this: once you are outside of the Washington city limits and away from the populated stretch of I-79 and Route 19 heading closing to Allegheny County and the Pittsburgh metro area, you are now in an area that is eligible for a USDA Loan.

If your Household Income exceeds the figures in this chart, you may still qualify. The USDA allows for several deductions which may allow your Household Income to fit within their Maximum Adjusted Income Guidelines.   

Deductions to reduce your USDA Household Income Calculation

 
  • $480 for each minor child living in the household

  • $480 for any student living in the household who is not on the mortgage application

  • $400 for each disabled household member who is not on the mortgage application

  • Documented Child Care Expenses for household members under the age of 13

  • Documented Medical/Disability Expenses for household members age 62 or older (this deduction is allowable if the expense exceeds 3% of the household income)
