What areas of Butler County, Pennsylvania are eligible for the USDA Mortgage Program?

The USDA made the area of Butler County a nice convenient square. If you outside of this square, you are in an Eligible Area.

Most of Butler County is an area that is geographically eligible for the No Down Payment USDA Mortgage Program. The only areas of Butler County that are not eligible for USDA Mortgage financing are in the immediate Butler area itself and over in Cranberry Township on the I-79 corridor.  Once you get north of Cranberry Township on I-79 the County opens up as USDA Eligible. Butler itself and some surrounding communities next to Butler such as Oak Hills, Meadowood, and Meridian are excluded from USDA eligibility due to their population density, however, once we travel north of Route 422, the County is classified as USDA eligible again.

Some of the the larger towns in Butler County that are in a USDA Eligible area include Zelienople, Seven Fields, Mars, Evans City, and Slippery Rock.

If your Income exceeds the figures listed here, you may still qualify. The USDA allows for several deductions which may allow your Household Income to fit within their Maximum Adjusted Income Guidelines.   

Deductions to reduce your USDA Household Income Calculation

 

  • $480 for each minor child living in the household

  • $480 for any student living in the household who is not on the mortgage application

  • $400 for each disabled household member who is not on the mortgage application

  • Documented Child Care Expenses for household members under the age of 13

  • Documented Medical/Disability Expenses for household members age 62 or older (this deduction is allowable if the expense exceeds 3% of the household income)
